Transportation Impact Fee Update 2012 (TIFU 2012)
On October 31, 2012, the Board of Supervisors approved the second reading and adopted the TIF Ordinance. The TIF Update Ordinance and the new fees will go into effect in 60 days (January 2013).

The Ordinance has been updated to reflect the changes in the program structure.
The Nexus Report outlines the methodology and modeling assumptions used to determine the TIF network and cost apportionment strategy.

Transportation Needs Assessment
The Countywide Village Map shows all the proposed Village and Village-core/town-center areas eligible for a 10% and 20% fee rate reduction, respectively.
The Community Specific maps show detailed parcel specific boundaries for the proposed Village and Village-core/town-center areas eligible for a 10% and 20% fee rate reduction, respectively.
These are the proposed updated fee rates. They are presented in order of Village Core, Village, and non-village land uses.

Dependent upon Board action the earliest the updated fees would go into effect is January 1, 2013
